DEPOSIT- The successful bidder will be asked to put a 10% nonrefundable deposit down due day of sale.  The deposit is payable by cash, cashiers check, or pre-aproved personal check with proper ID.

CLOSING DATE- The balance of the purchase price is due on or before June 10, 2008.

TRANSFER OF TITLE- The real estate will be conveyed by general warranty deed free and clear of all liens, subject, however, to any rights of ways easement, restrictions, and covenants of record.

TERMS- All tracts will be sold subject to seller confirmation.  All confirmed sales are final.  All property sold as is where is. Potential bidders should perform such independent inspection, investigation, inquiries, and due diligence with respect to the property as they deem necessary or appropriate.

 REGISTRATION- Bids will be accepted only from registered bidders.  Registration begins at 11:00 am.  Please bring a drivers license for identification.

BUYERS PREMIUM- A buyers premium will be charged.  The buyers premium is 3% of the high bid amount.  The buyers premium is added to the high bid amount to determine the total and final sales price.
